About AKAL and the beta

What is AKAL?

AKAL is a marketplace for agricultural investments in Egypt that are already underway: farms, orchards and projects where land has been reclaimed, planted or operated, and allocation or regularization positions with payments or paperwork underway. Each opportunity is described in the same structure, with a label on each area showing what AKAL has checked.

How it works
Who runs AKAL?

The AKAL team. It reads every opportunity before it is published and every inquiry before it is passed on.

About AKAL
What does “beta” mean?

AKAL is in its first phase. It is free for buyers and sellers, the AKAL team reads every opportunity before publication, and its terms, privacy notice and disclaimer are interim drafts under legal review. Beta is not the same as Demo: only opportunities marked Demo are fictional.

Read the interim terms
Is AKAL a broker or a fund?

AKAL is not a fund and does not handle payments or contracts. It publishes opportunities and reads inquiries before passing them to sellers. Whether this role counts as brokerage is under legal review.

Buying

Does AKAL charge anything?

No. AKAL does not charge buyers or sellers during the beta, and sending an inquiry is free. If AKAL introduces fees, they will be published before they apply. They will never apply to inquiries already sent, and AKAL will never charge sellers for opportunities already listed.

Fees and verification costs
What happens after I send an inquiry?

AKAL confirms it by email. A member of the AKAL team reads your inquiry and may contact you with questions. If it is specific and relevant to the opportunity, AKAL passes it to the seller with your contact details and what you shared in the form, and you talk directly. An inquiry does not reserve the opportunity or commit you to anything.

How it works for buyers
How long until I hear back?

A member of the AKAL team reads every inquiry. Once AKAL has passed yours on, the seller contacts you directly; AKAL cannot say how quickly a seller will reply. For anything else, AKAL replies to messages within 2 business days (Sunday–Thursday, Cairo time).

What does “qualified” mean?

A member of the AKAL team has read the inquiry and judged it specific and relevant to the opportunity. AKAL does not check a buyer's identity, funds or intentions, and passes only qualified inquiries to sellers.

What “qualified” means
Can I see the documents?

Not on AKAL. Documents stay private: you see which kinds exist and whether AKAL has accepted them, never the files. Once AKAL has passed your inquiry to the seller, what you exchange is between you and the seller.

How documents are handled
Why is the exact location hidden?

An exact location would identify the farm and its owner to anyone. Public pages show the governorate and an approximate area only; the seller may share the exact location once AKAL has passed your inquiry on.

How AKAL handles private information
Can non-Egyptians buy agricultural land in Egypt?

Egyptian law restricts ownership of agricultural and desert land by non-Egyptians. AKAL cannot advise on your situation; take independent legal advice before going further.

Selling

How do I list an investment?

Sign in with your email address and describe the investment in short sections, in any order, saving as you go. Add photos and private supporting documents, then submit it for review. A member of the AKAL team reads it and may ask for changes before anything is published.

For sellers
What does AKAL check about me?

Before your opportunity is published, and before any inquiry is passed to you, a member of the AKAL team speaks with you and sees an identity document. For this check, AKAL records only that it happened (how, which type of document, when); it does not record the document number or keep a copy.

What AKAL checks about sellers
Who pays for independent verification?

The seller, if they want it. Independent verification is optional: a seller who wants it commissions and pays an approved third party directly. AKAL approves the verifier, sets the scope, receives the report directly and says on the opportunity page that the seller paid for it.

How independent verification works
Can I withdraw my opportunity?

Yes. You can take back a submission before its review starts, and withdraw a published opportunity from your seller workspace. If it is reserved or a transition is in progress, ask AKAL to withdraw it.

Evidence and land

What do the four labels mean?

Seller Provided: stated by the seller and not yet checked. Documented: supported by a document the AKAL team has accepted. Reviewed: also read by the AKAL team for completeness and consistency, with a written note. Independently Verified: specific facts confirmed by a qualified third party or an AKAL site visit, and only those facts.

The four labels in full
What does “3 of 7 areas checked” mean?

Each opportunity is described in seven areas, such as tenure, water and financials. The count shows how many of them AKAL has checked, meaning their label is Documented or higher. It always appears next to the overall label, which is the lowest label across all seven.

The evidence count
What is a feddan?

The unit of land area used in Egypt: 1 feddan is about 4,200 m², 0.42 hectares or 1.04 acres.
