How it works

From an investment already underway to whoever continues it

AKAL describes each opportunity in the same structure, shows what it has checked and what it hasn't, and reads every inquiry before passing it to the seller.

For buyers

Understand an opportunity before you make contact

No account is needed to browse or to send an inquiry.

  1. Browse

Filter published opportunities by governorate, land area, asking price, crops, water and kind of transition.

  2. Read

Every opportunity follows the same structure, with a label on each area showing what AKAL has checked and a list of what remains uncertain.

  3. Inquire

Send an inquiry to AKAL, not to the seller. You don't need an account, and AKAL confirms it by email.

  4. Talk to the seller

A member of the AKAL team reads your inquiry. If it is specific and relevant, AKAL passes it to the seller and you talk directly.

Sending an inquiry does not reserve the opportunity and does not commit you or the seller to anything. AKAL does not handle payments or contracts.

For sellers

Describe what exists, and let a serious buyer understand it

You describe the investment yourself, at your own pace. Nothing is published until the AKAL team has read it.

  1. Sign in

Sign in with your email address. There is no password, and your draft stays private until you submit it.

  2. Describe it

Fill in short sections in any order and save as you go. Add photos and private supporting documents.

  3. AKAL reads it

A member of the AKAL team reads every submission and may ask you for changes before anything is published.

  4. Publication

If AKAL publishes it, the opportunity shows an approximate location only, and each area carries a label showing what AKAL has checked.

  5. Inquiries

AKAL reads each inquiry and passes the specific, relevant ones to you with the buyer's contact details.

Before publishing an opportunity, and before passing any inquiry to its seller, a member of the AKAL team speaks with the seller by phone, video or in person and sees an identity document.

How to read it

  1. Key facts

The same facts in the same place for every opportunity. A figure is the seller's own unless its area is labelled above Seller Provided, so the asking price here is marked seller-reported.

  2. The overall label

The lowest label across all seven areas. A summary never claims more than every area supports.

  3. The evidence count

How many of the seven areas AKAL has accepted evidence for, meaning Documented or higher. It always sits beside the overall label and never replaces it.

  4. A label for each area, with its date

Tenure can be documented while the financial figures are still the seller's. Above Seller Provided, each label shows the month and year it was assigned.

  5. Independently Verified, and its scope

The strongest label covers only what its note says: who confirmed which facts, and when. When the seller paid for the check, the note says so.

  6. Documents as kinds and status

Buyers see which kinds of documents exist and whether AKAL has accepted them, never the files themselves.

  7. What remains uncertain

Built from what AKAL holds: areas not yet checked, documents still in review, and the legal questions AKAL does not assess.

  8. How to inquire

You write to AKAL, not to the seller. A member of the AKAL team reads your inquiry and passes it on if it is specific and relevant.

Kinds of transition

What can be passed on, and how

Every opportunity names one of seven kinds of transition and may list others the seller would also accept. Whether a particular transition can legally be made depends on the legal basis and the contracts involved, and is always subject to legal review.

Full sale
The seller sells the land together with what has been built and planted on it, and the buyer takes over the whole investment. What can be sold depends on the legal basis on which the seller holds the land.
Partial transition
The seller passes on part of the investment, such as part of the land or one phase of a project, and keeps the rest. The listing states which part is offered, and the asking price covers only that part.
Investment transfer
The seller passes their position in an existing investment, such as their rights and obligations under a contract, to the buyer. What moves with it is set by that contract and the parties to it.
Installment contract transition
The seller holds a purchase or allocation contract that is still being paid in installments and passes it on. The buyer would take on the remaining installments and the contract's conditions, usually only with the approval of the party that granted it.
Farm and operations
The farm is handed over as a running operation: the land together with its team, equipment and supply or sales contracts, as the listing describes.
Partnership
The current holder brings in a partner who invests alongside them in an existing project. How ownership, decisions and costs are shared is agreed between them.
Lease or operating agreement
The seller keeps the land and leases it, or its operation, to the buyer for a yearly rent under a lease or operating agreement. The term and conditions are agreed between them. Where the seller holds the land by usufruct or allocation, leasing it on may need the consent of the owner or of the body that allocated it.
Worked example · example figures, not market prices

An installment contract, passed on

A seller holds an allocation contract for 20 feddan from a state body. Part of the price has been paid; the rest falls due in installments.

Paid so far (seller-reported)
EGP 800,000
Still to be paid in installments
EGP 1,200,000
Asking price for the transition
EGP 1,500,000For what the seller has paid and built so far. It is not a valuation.
What the buyer takes on
The remaining installments and the contract's conditions, such as its reclamation deadlines.

Any such transfer is subject to the approval of the party that granted the contract and to legal review. AKAL does not assess whether it can be made.

Worked example · example figures, not market prices

Part of a farm, passed on

A seller offers half of a 40-feddan orchard and keeps the other half.

Share offered
50%20 of the orchard's 40 feddan.
Asking price
EGP 5,000,000The price covers a 50% share.
What the seller keeps
The other half of the orchard.
To be agreed between them
How the well, the irrigation network and access roads are shared.

Whether part of the land can be separated and transferred, and on what terms, is subject to legal review. AKAL does not assess it.

AKAL's role

What AKAL does, and what it does not

What AKAL does

  • Presents every opportunity in one structure, so buyers can compare them.
  • Reads each submission before publication and labels each area with one of four provenance states.
  • Keeps documents private and records who opens them.
  • Reads every inquiry and passes the specific, relevant ones to the seller.

What AKAL does not do

  • Give investment, legal, tax or financial advice.
  • Value opportunities or forecast yields, income or returns.
  • Assess whether land, contracts or operations can legally be transferred.
  • Hold funds, act as escrow or take part in the transaction between buyer and seller.

AKAL does not charge buyers or sellers during the beta. Independent verification is optional; a seller who wants it commissions and pays an approved third party directly.

Fees and verification costs

Human-assisted

Read by people, not ranked by algorithms

Submissions, provenance labels and inquiries are handled by people at AKAL, not by an algorithm. That takes a little longer, and it means each decision can be explained.

We may automate parts of this work later, once we understand it well. Until then, a person reads what you send.
