What fits

What AKAL accepts

AKAL focuses on agricultural investments that are already underway in Egypt: land where work and capital have gone in, and where a buyer would not be starting from zero.

  • Established farms

Planted and irrigated land with trees, crops or infrastructure in place, whether or not it is fully operating today.

  • Partly developed projects

Reclamation or development that has started, such as wells drilled, networks installed or first plantings, and that someone else could complete.

  • Running operations

Farms with an operating team, harvests and contracts, where the operation itself can be handed over or shared.

  • Allocations and regularization files

Land held under a state or association allocation, an installment contract or a regularization (تقنين) application, where payments or paperwork are already underway. Any transfer depends on the conditions set by the authority or developer involved, and on legal review.

Kinds of transition

Choose the closest match when you submit. Whether a particular structure can legally be transferred depends on the tenure and the contracts involved, and is always subject to legal review.

Full sale
The land is sold together with everything built and planted on it.
Partial transition
Part of a farm or of a partly developed project is passed on; the seller keeps the rest.
Investment transfer
The seller's position in an existing agricultural investment, such as their rights and obligations under a contract, is passed to someone else.
Installment contract transition
A land purchase or allocation contract that is still being paid in installments is passed on, together with the remaining installments.
Farm and operations
The farm is handed over together with its running operations, team and contracts.
Partnership
A partner invests alongside the current holder in an existing project.
Lease or operating agreement
The land, or its operation, is leased out for a yearly rent; the seller keeps the land.

What AKAL does not take on

Keeping the marketplace focused helps buyers trust what they find here.

  • Bare land with nothing underway yet: no water source or well permit, no reclamation work and no legal file in progress.
  • Opportunities you do not have the right to offer, or documents you are not entitled to share.
  • Requests for loans, fundraising for new projects, or anything presented as a financial product with a promised return.
  • Investments outside Egypt, for now.

What you will provide

Nine short sections, in any order. Each asks what a thoughtful buyer would ask first.

  1. BasicsA clear title, a short summary and a description of the investment, plus the kind of transition you have in mind.
  2. LocationThe governorate and a general area name for the public page. Exact directions and coordinates stay private to AKAL.
  3. LandHow much land the opportunity covers. The legal basis on which you hold it has its own section.
  4. Legal statusOn what legal basis you hold the land, any regularization application or allocation, and any dispute. AKAL does not assess legal transferability; buyers are advised to take independent legal advice.
  5. Water and irrigationWhere the water comes from and how the land is irrigated today.
  6. PlantingsWhat is planted, on how much of the land, and how old the plantings are. If nothing is planted yet, tick the box below the lines.
  7. Infrastructure and operationsWhat has been built or installed, the equipment on site, and how far development and operations have progressed.
  8. Investment and asking priceThe capital you report having invested, your asking price and anything a buyer should understand about the numbers.
  9. TransitionWhy you are passing the investment forward, what exactly is being transferred, and any obligations that come with it.

Photos

Real, recent photos of the site. At least one is needed before AKAL can publish the opportunity.

Documents

Contracts, tenure papers, water permits, surveys or financial records that support what you describe. They stay private: only you and AKAL can open them.

Everything is saved as you go. If you do not have a detail to hand, leave it and come back later.

Identity

What AKAL checks about you

Buyers need to know that someone at AKAL has spoken with the seller. The check is short, and AKAL keeps as little as possible.

  • Before your opportunity is published, and before any inquiry is passed to you, a member of the AKAL team speaks with you by phone, video or in person and sees an identity document (a national ID card or a passport).
  • For each opportunity, AKAL also records whether your name matches the name in its documents, or how you relate to the person or company named there. The same applies if a listing is transferred to a new owner.
  • For this check, AKAL records only that it happened (how, which type of document, when); it does not record the document number or keep a copy.
  • If you choose to upload an identity document as a private supporting document, it is handled like any other private document: only you and the AKAL team can open it, and every access is logged.
  • Buyers see one plain sentence, not a badge: that a member of the AKAL team has spoken with the seller and seen an identity document, and that AKAL has not verified identity legally.
What AKAL checks about sellers, in full

What happens after you submit

A member of the AKAL team reads every submission before anything is published.

  1. AKAL reads your submission

We read the information and documents for completeness and consistency.

  2. We may ask for clarification

If something is unclear or missing, we return the submission to you with a note explaining what to change.

  3. We speak with you

Before publishing, a member of the AKAL team speaks with you and sees an identity document, as described above.

  4. Possible publication

If the review is completed and AKAL decides to publish, the opportunity appears with an approximate location only. Each part of the information carries a label showing what AKAL has checked.

  5. Inquiries, if any, after qualification

Interested buyers send inquiries to AKAL. A member of the AKAL team reads each one and passes the specific, relevant ones to you, with the buyer's contact details.

AKAL cannot promise interest, a price or a timeline. We aim to make your investment easy to understand, so that the right buyer can recognize it.

What “qualified” means

Fees

AKAL does not charge buyers or sellers during the beta. If AKAL introduces fees, we will publish them before they apply. They will never apply to inquiries already sent, and AKAL will never charge sellers for opportunities already listed.

Independent verification is optional. If you want an area Independently Verified, you commission and pay an approved third party directly; AKAL approves the verifier, sets the scope and receives the report directly.

The costs of the transaction itself, such as legal, registration and transfer fees and any surveyor either party hires, are between buyer and seller. AKAL is not a party to the transaction and does not hold funds.

How independent verification works

How your information is labelled

Nothing is presented as checked unless AKAL has done the work. Every part of the opportunity carries one of four labels.

  1. Seller ProvidedLevel 1 of 4Entered by the seller; AKAL has not checked it.
  2. DocumentedLevel 2 of 4The seller supplied documents for this area and the AKAL team confirmed they are present and consistent with what is stated; their authenticity is not confirmed.
  3. ReviewedLevel 3 of 4The AKAL team reviewed the information and documents for completeness and internal consistency and raised open points with the seller. This includes everything required for Documented.
  4. Independently VerifiedLevel 4 of 4A qualified third party or an AKAL site visit independently confirmed the specific facts written in the verification note, and only those facts.

Everything you enter starts as Seller Provided. It moves up only when AKAL has accepted supporting documents, reviewed the information, or arranged an independent check.

Buyers also see how many of the seven areas AKAL has checked, for example “3 of 7 areas checked by AKAL”, always next to the overall label.

Ready when you are

Start with what you know. You can save a draft, add documents later, and submit only when it is complete.
